The record knows what governs now.
Special provisions merge into the sections they amend. Addenda and RFI answers stack in precedence order. Search is the least of it.
Teams can paste specs into a general-purpose model and get a fluent summary. Specset builds a conformed project record, sections, sheets, addenda, RFIs, submittals, then runs agents that cover the set structurally, try to disprove their own findings, and refuse to file anything without a citation. Your PE or PM still makes the call.
AHU-1 clearance conflicts with the structural beam on M-201.
Upload a project manual to a general-purpose model. Ask it to find conflicts. Paste a submittal and ask if it meets the spec. It often answers quickly. It rarely shows full coverage. It cannot prove what was read. It does not merge special provisions into the base section. It does not stamp your firm’s disposition onto an annotated package your EOR will sign.
Specset’s platform language says it plainly: this is not a chat window over a document dump. It is a purpose-built harness of planning agents, reviewers, and verifiers that understands how construction documents actually govern.

| Dimension | DIY with a foundational model | Specset |
|---|---|---|
| What you upload | Files in a chat or project folder | Specs, drawings, addenda, special provisions, as the owner issued them |
| What gets built | A conversation, or a retrieval index | One governing, cross-referenced project record |
| Spec conforming | Manual paste, or hope the model notices addenda | Base, addenda, and special provisions merged per section, precedence-ordered, clickable to the source page |
| Coverage | Whatever fits the context window, or whatever you prompt | Structural fan-out: one sub-agent per section and per sheet, and a coverage ledger of what was read |
| Finding quality | Fluent answers. Easy to hallucinate or miss. | Adversarial verification. A second agent tries to disprove each finding. Uncited claims are rejected at write time. |
| Deliverable | Chat text, or a bullet list | A ranked issue register or an annotated submittal PDF, with a path for your firm’s stamp. A person confirms or dismisses. |
| Integrations | Copy-paste | Procore and Autodesk Construction Cloud, plus email, MCP, and the Specset CLI. OneDrive support is coming soon. |
| Security posture | Depends on the consumer or enterprise plan you bought | SOC 2 Type II examination completed (report issued August 2026). Pursuing FedRAMP 20x Class A certification. Marketplace listing FR2631258135 is in Initial Implementation. The Class A application was filed in September 2026 and is under review. No class has been granted. Specset review runs publish what sections, sheets, and pages were read. A sampled chat answer is not treated as a complete set review.
A finding cannot enter the record without citing the governing paragraph, schedule value, or sheet. The reviewer opens the source page from the finding.
Accept, dismiss, or annotate. The record keeps both sides of that call for the audit file six months later.
Use a general-purpose model for ideation, drafting meeting notes, or summarizing a short narrative document that does not govern the work. Do not use it as the sole check on a bid set, a 100% IFC package, or a shop drawing your engineer of record will stamp, unless you are prepared to re-read every claim against the issued record yourself.
Federal, DOT, and public sets with UFGS, Caltrans, or non-standard books. Those formats are already in production on Specset.
Design quality review at milestones where rework exposure must be priced and ranked.
Submittal review that returns an annotated package, not a chat summary.
Programs that need SOC 2 evidence and a public FedRAMP information package for procurement. Posture detail lives on Security.
You can summarize documents that way. Specset is built for governing contract documents: conforming the set, covering sections and sheets structurally, verifying findings adversarially, and citing every claim to the source page your reviewer opens.
Yes. Specset uses approved model APIs for inference. Customer content is not used to train third-party models. The difference is the harness around the models: the project record, coverage, verification, and citations, not the chat UI alone.
No. Reviewers confirm, dismiss, or edit. Submittal dispositions and design-issue decisions belong to your PE, PM, or EOR.
Retrieval can find text. Specset parses hierarchy, geometry, schedules, and precedence; fans out reviewers across the set; and rejects uncited claims. Coverage is structural, not whatever the retriever returned.
Yes. Keep the system of record. Sync packages and return review status where integrations are connected.
Upload a solicitation, milestone set, or submittal package. Compare a Specset issue register or annotated PDF to whatever your DIY pilot produced on the same documents.
